EIFS Repair or Stucco Repair? Find Out Which You Have

Synthetic stucco (EIFS, often called by the Dryvit brand name) and traditional cement stucco look alike from the yard. Exterior stucco repair on one isn't done the same way as on the other, so this is the first thing to sort out.

Fix Stucco Walls at the Base: The Weep Screed

A lot of stucco damage starts at the bottom of the wall. The 2021 International Residential Code that Cedar Park enforces (City of Cedar Park, Building Permits & Inspections) requires a weep screed at the base of exterior stucco, at least 4 inches above the earth or 2 inches above paved areas (IRC R703.7.2.1). When landscaping beds or a new patio bury it, water that gets behind the stucco can't drain and wicks into the wall. We clear or re-set the screed and, when a patio is the problem, our patio crew can lower or re-slope the slab.

Fix Stucco Holes, Start to Finish

  1. Cut back squareRemove loose plaster to sound edges and check the lath and paper behind.
  2. Rebuild the backNew paper and lath lapped into the old, or new foam and mesh on EIFS.
  3. CoatsScratch and brown coats on cement stucco, or base coat on EIFS, each allowed to cure.
  4. Texture and colorMatched on a sample board, then the whole section finished so the patch disappears.

The honest part: we fix holes, cracks and damaged sections. A full re-stucco of a house or a moisture-remediation project is better handled by a dedicated stucco or envelope contractor, and we'll say so.

Stucco Contractor Questions

Can you match my stucco texture and color?

Texture, usually close with practice on a sample board. Color, rarely on a patch, because the old wall has weathered. The clean fix is to patch, then paint or color-coat the whole wall section to the nearest corner or break.

What does stucco repair cost?

Small holes and cracks are a short visit. Larger repairs depend on whether the lath and paper behind are damaged, how high the wall is, and whether the wall needs a full color coat afterward. Replacement of a whole elevation is a different scale of job, and we'll say when patching isn't worth it.

Is EIFS repair different from stucco repair?

Yes. EIFS is foam board with mesh and a thin synthetic finish; repairs cut back to sound foam and rebuild those layers. Traditional stucco is cement plaster over lath and gets lath and cement coats. Using the wrong method shows, and can trap water.

Should I worry about water behind my stucco?

Watch for stains below windows, soft spots, bubbling or cracks at window corners. If you see those, a moisture probe inspection by a stucco inspector before repair is money well spent; patching over wet framing just hides it.
