What Your Concrete Damage Is Telling You
Hairline shrinkage cracks
Cosmetic. They come from drying shrinkage. Clean them and seal with a flexible sealant to keep water out.
Cracks wider than 1/4 inch, or with one side higher
The ground under the slab moved. Find out why, whether it's a soft pocket, a leak, or roots, before deciding to patch or replace.
Spalling or flaking surface
Usually a finishing or curing problem, or salt-finish sealer failure. A resurfacing overlay can fix it if the slab underneath is sound.
Settled panel at a joint
Common over loosely placed fill. Lift it or replace the panel, and fix the drainage that washed the base out.
Crumbling steps or edges
Thin edges and rusting steel. Usually means re-forming the step rather than patching it.

Concrete Step Repair and Resurfacing

Front steps take the most abuse: thin edges, a slope that drains toward the house, and decades of foot traffic. When the step itself is sound, we can re-form a broken nose or edge. When the step has separated from the porch or the steel is rusting through, rebuilding it is the lasting fix.
Resurfacing, a thin cement overlay, works on concrete that is solid but ugly. It won't fix a slab that's still moving, and anyone who tells you it will is selling you a two-year fix.
Concrete Repair Questions
Can you match the color of my old concrete?
Rarely exactly. New concrete starts out lighter and darkens unevenly. If matching matters, a full panel replaced to the nearest joints looks better than a patch.
Do you lift sunken slabs?
We repair and replace concrete. For foam or mud-jack lifting, we'll point you to a lifting specialist. It's a different trade, and sometimes it's the cheaper fix.
